The LPOA was incorporated as a nonprofit corporation in 1979. The subdivision is divided into five sections, each of which has a set of deed restrictions unique to that section, although there are similarities. The most significant difference among the sections is that residents of Section 2 are required to be members of the association. For residents of other sections, membership is voluntary. This difference is solely the result of the deed restrictions imposed by the developer, and changing those restrictions requires formal action by the landowners.
Another important difference is that sections 3, 4, and 5, include the ability for the ACC to impose fines to residents for deed violations. It is important to note that all sections have deed restrictions and compliance is not tied to LPOA membership status. In 2023, the LPOA began offering resale certificates to non-mandatory sections in an effort to help new residents better understand how the neighborhood functions and attempt to help residents avoid potentially costly mistakes in regard to deed violations for noncompliance issues.
